Recorded Webinar | Rhanda McKown | Sep 01, 2026 | 01:00 PM EST | 60 Minutes
Description
EIV discrepancies can result from tenant reporting issues, management errors, data entry problems, timing differences, or information that simply does not represent a valid discrepancy. This webinar walks participants through the process of identifying, investigating, documenting, and resolving discrepancies found on both EIV Tenant Reports and Master Reports.
Attendees will learn what documentation belongs in the tenant file versus the EIV Master File, when tenants must be contacted, when additional verification is necessary, and how to document the final resolution. The session also examines specific EIV reports and provides practical steps for resolving the different issues each report may identify. Participants will also learn how to distinguish valid discrepancies from false alarms and determine when corrective certifications, repayment agreements, or other actions may be necessary.
Areas Covered:-
Background:-
Enterprise Income Verification, or EIV, provides HUD Multifamily owners and management agents with critical information for identifying potential discrepancies involving household income, identity information, employment, Social Security benefits, multiple subsidy, deceased household members, and other tenant data. When discrepancies appear, management must investigate the information rather than simply assuming that EIV is correct or that the tenant failed to report information. Proper investigation, independent verification, documentation, tenant notification, and corrective action are essential components of EIV compliance.
Why Should You Attend:-
Finding a discrepancy in EIV is only the beginning. The bigger compliance issue is whether staff investigate it correctly, document what happened, communicate appropriately with the tenant, and take the necessary corrective action. Improperly handled EIV discrepancies can lead to MOR findings, incorrect tenant rent calculations, unresolved subsidy overpayments, repayment agreement problems, and other compliance consequences. This webinar gives HUD Multifamily staff a practical process for working through discrepancies from initial discovery through final resolution and documentation.
Who Should Attend:-
